Pre-Approval
The application walks you through it one question at a time and tells you exactly which documents to upload — no guessing what a lender wants. If your file is clean, you'll see what you prequalify for in about eight minutes. Then I verify income and assets and issue a real underwritten pre-approval letter, not a "pre-qual" that falls apart under contract. Sellers and realtors take that letter seriously.

Offer accepted. Your Loan Estimate lands within three business days — that's federal law, not a favor. Appraisal ordered, title opened, and my processor builds your file. Every fee is on paper now.

Underwriting
The underwriter reviews everything and comes back with conditions — a bank statement, a letter explaining a deposit. Normal. I'll tell you what they asked for and why, and we clear them fast. We aim for 21 days from contract to clear-to-close; appraisal, title, and how quickly conditions come back can move that. This is where most lenders go quiet. I won't.

Your Closing Disclosure arrives at least three business days before closing. Compare it to your Loan Estimate line by line — I'll walk you through it. Then you sign at the title company and the house is yours.
